Selling Over the Holidays: What Changes Between Thanksgiving and New Year's, and What Doesn't

October 19, 2026

This time of year, one question comes up often among homeowners: "Should we wait until after the holidays to sell?"

It is a fair question. Between Thanksgiving and New Year's, life gets full. Guests, travel, end-of-year work and decorations all compete for attention. The idea of keeping a house show-ready through all of it can feel like a lot.

The honest answer is that it depends on your timeline, not the calendar. Here is what tends to change during the holiday season, what does not, and how to decide what is right for you.

What Changes in a Holiday-Season Listing

There are usually fewer buyers out looking. Many people put their search on pause until the new year. That can mean fewer showings overall.

The buyers who are looking tend to be serious. Someone touring homes the week after Thanksgiving usually has a reason: a job relocation, a lease ending or another date they need to meet. Fewer showings does not have to mean less interest.

There may be less competition from other sellers. Some homeowners pull their listings or wait until spring. Depending on your price range and neighborhood, that can help your home stand out.

Schedules get tighter. Lenders, inspectors, appraisers and title companies all take time off too. Building a little extra cushion into your timeline helps everything go more smoothly.

What Does Not Change

Pricing still matters most. A well-prepared, thoughtfully priced home tends to attract attention in any season, and an overpriced one tends to sit in any season.

Condition still matters too. Buyers will still notice the roof, the AC and how the home has been cared for. Here in Florida, they will often ask about insurance as well, so having your records and any recent reports handy is just as helpful in December as it is in April.

Decorating When Your Home Is on the Market

You do not have to skip the season. You just want buyers to still see the house.

  • Keep it simple. A wreath, a few lights and a touch of greenery feel warm and welcoming. Covering every surface makes rooms feel smaller.
  • Keep it neutral. Seasonal, general decor lets every buyer picture themselves in the home.
  • Mind the photos. If you can, take listing photos before decorations go up, or plan to update them in January so your listing does not look dated.
  • Watch the walkways. Cords, inflatables and yard decor should not block paths to the front door or across the yard.

Showings Around a Full Calendar

It is okay to set some boundaries. Talk with your agent about blocking off specific days for gatherings or travel, and about how much notice you need for showings. A clear plan up front makes the whole season less stressful for you and for buyers.

So, Now or After the New Year?

There is no single right answer. Some questions that can help you decide:

  • Do you need to move by a certain date, for work or a home you are buying?
  • Is your home ready now, or would a few extra weeks of prep help it show its best?
  • How would you feel about showings during a busy season at home?

If you are leaning toward spring, the holidays can be a great time to quietly prepare: a pre-listing walkthrough, small repairs and gathering your home's paperwork. That way, you are ready when you decide the time is right.

For anything involving taxes or the legal side of a sale, your CPA or a real estate attorney is the right person to ask about your specific situation.
